Case study for a house clearance in the Bowness-on-Windermere area

Clearance Requirements

In this case, a client called us to ask if we could clear a house that he’d just bought at auction. The detached Victorian property had three storeys, six bedrooms and a large garden, and the client intended to convert it into flats for rental. However, he couldn’t get started on the building work until he’d cleared the property and the garden, which were both in a bad state.

The property had been repossessed, so the client had actually bought it from a bank. The history of the house was murky, but it seemed clear that it had until recently been occupied by squatters.

The squatters had left the top floor alone, probably because it was quite damp due to leaks in the roof. On the other two floors, there were various broken pieces of furniture, miscellaneous rubbish including old newspapers, bottles and cans and fast food packaging. Carpets were stained and covered in cigarette burns. What furniture there was on the top floor was spoiled by damp and mould.

The garden had been used to store various building materials, a motorbike, and, among other things, a broken-down old trampoline.

Clearance Overview

We were to clear all the furniture and rubbish from the house, take up the carpets which were well beyond saving, and give the garden a complete clear out. There was no need to give the property a deep clean, as once we’d finished our work the builders would be coming in.

This was a large property with a good-sized garden, so it was a two-day job. We got there early on day one and one team started on the top floor of the house while another got to work in the garden. By the end of the first day, we’d cleared all the debris from the garden and we’d finished the upper two floors of the house. On day two we cut back trees and shrubbery in the garden and cleared the flower beds ready for replanting. We finished off the ground floor of the house and by 4 p.m., the whole job was complete.

Disposal of Contents

This was one of those cases where we were unable to meet our own targets for reusing and recycling items. We aim to send no more than five percent to landfill, and make every effort to salvage and recycle as much as we can. Unfortunately, the contents of the house and the debris and junk in the garden were too far gone for recycling or reuse. We did manage to fill a couple of dozen bin gas with glass cardboard and paper which we took to the local recycling centre.
